St Elias
This nearly new custom bungalow was completed as a high-performing, multi-functional residence that combined refined architectural detailing with flexible living solutions. Positioned on a prominent corner lot, the home was designed to present strong curb appeal while maximizing interior light, privacy, and long-term adaptability—just minutes from Kingston.
From the exterior, the bungalow expressed a confident, modern profile through a balanced composition of stone veneer, horizontal siding, and articulated rooflines. The massing was carefully proportioned to suit the corner lot, allowing the home to feel substantial without overwhelming the streetscape. An attached garage was integrated seamlessly into the design, reinforcing a cohesive façade rather than a garage-dominant elevation.
The main floor was organized around an expansive open-concept living core, where the kitchen, dining area, and living room flowed together as a unified space for everyday living and entertaining. The kitchen was designed as a focal point, fully upgraded with professional-grade appliances, sleek cabinetry, and clean, contemporary finishes. Its placement ensured clear sightlines across the living areas, supporting both functionality and social connection.
Anchoring the living room was a natural gas fireplace with a custom stone surround and live-edge wood mantel. This feature added warmth and architectural character while serving as a visual centerpiece that grounded the open space without interrupting flow or light.
The primary suite was designed as a true retreat, thoughtfully separated from secondary bedrooms to enhance privacy. The ensuite bathroom reflected a spa-inspired approach, featuring a tiled glass shower, deep soaker tub, and carefully selected finishes that elevated the daily experience. A generous walk-in closet completed the suite, reinforcing comfort and practicality.
Additional main-floor bedrooms were proportioned to accommodate family living, guest use, or home office configurations, while a full secondary bathroom ensured convenience without compromise. Circulation throughout the main level was efficient and intuitive, minimizing wasted hallway space and reinforcing the home’s sense of openness.
The lower level was fully finished and intentionally designed as a flexible extension of the home rather than a secondary afterthought. With its own private entrance, the basement included two large bedrooms, a spacious living area, and a kitchenette—making it well suited for an in-law suite, multi-generational living, guest accommodations, or income-generating use. Structural planning, ceiling heights, and mechanical layouts were coordinated to ensure the basement felt bright, comfortable, and fully integrated with the overall home design.
Throughout the project, emphasis was placed on durability, energy efficiency, and future-proofing. Layout decisions and construction detailing supported long-term adaptability, allowing the home to evolve with changing household needs.
This completed residence stands as a strong example of North Peak Homes’ ability to deliver architecturally cohesive, thoughtfully planned bungalows that blend upscale finishes with practical design solutions. It reflects a commitment to creating homes that are not only visually compelling, but deeply livable—serving both present needs and future possibilities.
